MARKETING STRATEGIES
My goal is to be proactive when assisting you with buying or selling a home. I use all the latest advances in computer hardware and software, and the power of the Internet, while still keeping the traditional personal service and print advertising to help you with your real estate needs. Being proactive is the most effective way to master home marketing. I take an active, personal and positive approach to help my clients get results.

Using the Internet:

A strong online Internet presence is a must in today’s real estate market. At least 75% of buyers are using the Internet to do an initial search. My website is updated every hour with all new listings on the MLS. My new listings immediately appear on many websites, including my own and the MLS. Within hours of listing with me, buyers everywhere will find your home for sale if it fits their search criteria.  I always include numerous high-quality colour photos of the outside and inside of your home, so buyers can get excited before they view the property.

Our 360° Virtual Tours:

Clients who are selling their house through me (90 day listings) are offered a free on-line 360° virtual tour.

A photo shoot takes place in your home by a professional photographer; it usually takes approximately 30 minutes. It is loaded immediately and automatically on the websites of the MLS, many RE/MAX realtors, and of course my own. From then on any potential buyer anywhere can see all the best features of your house—interactively—at any time, day or night! It is also one of the best tools for buyers.

Free Market Appraisal

I offer a free, no-obligation, detailed Current Market Appraisal on your home. I compare your home to similar homes in your area that have recently listed and sold. I value your home at comparable market rates, and provide you with a detailed report.

Pricing It Right:

You want your home to be priced correctly. You want the maximum possible price. However, if the list price is too high, it may not attract the right buyers. In addition, after a while, there may be a period when buyers think something must be wrong with the house, or it would have sold earlier. You really do require a thorough professional market appraisal—based on facts, not hunches—to determine just the right listing price.

When you list with me, your home will be featured as the Showcase on my website. I promote what makes your property uniquely desirable and highlight it for all prospective buyers to view.

All my listings will be advertised in print. When your home is advertised by me in the Real Estate Victoria paper, or other publications, I include a hotline telephone code in the ad. Readers merely phone the toll-free number, enter the code, and get ALL the information including address and open house information.
